Assessment Information
Annual Assessment Details
- Amount: $520 per lot annually
- Due Date: January 1st
- Late Fee: Applied after January 31st
Payment Methods
Assessments are managed by Property Management Inc. (PMI) per contract Section 3.5.
- Online: Visit PMI's payment portal
- Mail: Send check to PMI's office
- Auto-pay: Set up recurring payments through PMI
Access & Property Information
Gate Access Information
Per Exhibit D of the PMI contract:
- Each lot is eligible for two gate devices
- Additional devices available for purchase
- Emergency services have dedicated access codes
- Temporary codes available for contractors (contact PMI)
For gate device requests or issues, contact PMI directly.
Property Sales Information
Sale Process
- No community approval required for property sales
- PMI processes closing letters (fee applies, per Section 3.2)
- Contact PMI for current closing letter fees and processing time
- New owners must register with PMI for gate access and billing
HOA Transfer Fees
When selling property in the HOA, there are three fees associated with the transfer:
- $200 Document Fee - Covers administrative processing
- $250 Setup Fee - For new owner registration and setup
- $250 Community Enhancement Fee - Supports community improvements
Total HOA transfer fees: $700. These fees are collected by PMI during the closing process.
Note: Bandanna Ranch will also have a reinvestment fee, which is handled separately.
