Brief Overview

Thunder Ridge Airpark is a residential aviation community located in Duchesne County, Utah. We are part of the larger Bandanna Ranch community and consist of 77 lots (see Thunder Ridge CCRs, Article I).

Mission

Our mission is to promote a safe, aviation-focused community with well-maintained common areas, including our private runway and roads, while fostering neighborly cooperation and responsible aircraft operations.

Key Features

  • Private runway and aviation-focused infrastructure
  • Hangar homes and aircraft-friendly lots
  • Scenic mountain and valley views
  • Active Runway Committee overseeing maintenance

Dual HOA Structure

Thunder Ridge is governed by two overlapping associations:

  • Thunder Ridge HOA — Responsible for airpark-specific matters (runway maintenance, tie-down rules, etc.). Annual assessment: $300 per lot (see Regulations Summary).
  • Bandanna Ranch HOA — Governs the broader Bandanna Ranch community amenities and common areas outside the airpark's purview.

Both associations have distinct roles and billing; owners should expect separate communications and assessments from each organization.
